We can usually complete a desktop appraisal within
48 hours. If we believe that the land or building has development
potential we will arrange a site visit and make an offer thereafter.
Because our decisions are based on our in house expertise
and knowledge, you can rest assured that if we make an offer we
always complete the deal as agreed.

The types of offer we make
Conditional –– Contrary to what the government says, the planning process is becoming more complicated and expensive to navigate. Local Planning Authorities require much more information than ever before which can cost tens of thousands of pounds to provide. As such it is common for us to make land owners an offer subject to us gaining planning permission on their land. In such instances, once we have appraised the land and agreed to purchase, a conditional exchange of contracts is agreed with completion taking place soon after consent is granted. The cost of the appraisal and the whole application rest with ourselves and doesn’t cost the land owner a single penny. If for some reason planning is refused we cover all the costs in relation to the application.
Conditional land acquisitions are of mutual benefit to the
land owner and ourselves. The land owner gets the best price for
his land and we are exposed to less risk in that our initial expenditure
is limited
to the cost of application (although this can still run into tens
of thousand of pounds).
Unconditional –– When we make and unconditional
offer we basically buy the land or building as it is and take on the
entire planning risk ourselves. However, when we do this, the price
we pay often reflects
the added risks involved.
